Real estate is <b>not<\/b> one of them.<\/p>\n<p>Mark Fleming, <i>Chief Economist<\/i> for <i>First American<\/i>, just  <a href=\"https:\/\/blog.firstam.com\/economics\/housing-market-potential-reaches-highest-level-since-2007\">reported<\/a> :<\/p>\n<blockquote>\n<p><i>\u201cSince hitting a low point during the initial stages of the pandemic, the only major industry to display immunity to the economic impacts of the coronavirus is the housing market. Housing has experienced a strong V-shaped recovery and is now exceeding pre-pandemic levels.\u201d<\/i><\/p>\n<\/blockquote>\n<p>Buyer demand is still strong. <\/p>\n<p><i>ShowingTime<\/i>, which tracks the average number of buyer showings on residential properties, just  <a href=\"https:\/\/www.showingtime.com\/blog\/august-2020-showing-index-results\/\">announced<\/a>  that <b>buyer showings are up 61.9%<\/b> compared to the same time last year. They went on to say:<\/p>\n<blockquote>\n<p><i>\u201cNormally, real estate activity begins to slow down in the late summer, but this year it peaked in July, August and into September.\u201d<\/i><\/p>\n<\/blockquote>\n<h2 id=\"There Is One Big Challenge\">There Is One Big Challenge<\/h2>\n<p>Purchaser demand is so high, the market is running out of available homes for sale. Recently, <i><a href=\"http:\/\/realtor.com\">realtor.com<\/a><\/i>  <a href=\"https:\/\/news.move.com\/2020-09-24-Realtor-com-R-Weekly-Housing-Report-Nearly-400-000-Fewer-Homes-Have-Been-Listed-Since-the-Start-of-the-Pandemic\">reported<\/a> :<\/p>\n<blockquote>\n<p><i>\u201cSince the beginning of the COVID pandemic in March, nearly 400,000 fewer homes have been listed compared to last year, leaving a gaping hole in the U.S. housing inventory.\u201d<\/i><\/p>\n<\/blockquote>\n<p>The <i>National Association of Realtors<\/i> (NAR)  <a href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/ehs-08-2020-single-family-only-2020-09-22.pdf\">revealed<\/a>  that, while home sales are skyrocketing, the inventory of existing homes for sale is dropping dramatically.<\/p>\n<p>Homebuilders are increasing construction, but they cannot keep up with the high demand. Bill McBride, founder of the <i>Calculated Risk<\/i>blog, in discussing inventory of newly constructed houses,  <a href=\"https:\/\/www.calculatedriskblog.com\/\">notes<\/a> :<\/p>\n<blockquote>\n<p><i>\u201cThe months of supply decreased to 3.3 months\u2026This is the all-time record low months of supply.\u201d<\/i><\/p>\n<\/blockquote>\n<h2 id=\"What does this mean for sellers?\">What does this mean for sellers?<\/h2>\n<p>Anyone thinking of putting their home on the market should not wait. <b>A seller will always negotiate the best deal when demand is high and supply is limited.<\/b> That\u2019s exactly the situation in the real estate market today.<\/p>\n<p>Next year, when the pandemic is hopefully behind us, there will be many more properties coming to the market.
