The latest <a href=\"https:\/\/www.nar.realtor\/newsroom\/existing-home-sales-increase-1-3-in-august\">Existing-Home Sales Report<\/a> released by the\u00a0_National Association of Realtors (NAR), reveals that demand for housing continues to be strong, but the supply is struggling to keep pace. With this trend likely continuing throughout 2020, now is a great time to sell your house.<\/p>\n<h2>THE EXISTING-HOME SALES REPORT<\/h2>\n<p>The most important data revealed in <a href=\"https:\/\/www.nar.realtor\/newsroom\/existing-home-sales-increase-1-3-in-august\">this report<\/a> was not actually sales. In reality, it was the <i>inventory<\/i> of homes for sale (supply). <\/p>\n<p>The report explained:<\/p>\n<ul>\n<li>   Total housing inventory\u00a0at the end of August <b>decreased 2.6% to 1.86 million<\/b> homes available for sale.\n<\/li>\n<li>   Unsold inventory is lower than the 4.3-month figure recorded in August 2018.\n<\/li>\n<li>   This represents a <b>4.1-month supply<\/b> at the current sales pace.\n<\/li>\n<\/ul>\n<p>According to Lawrence Yun, Chief Economist at NAR,<\/p>\n<blockquote>\n<p>Sales are up, but inventory numbers remain low and are thereby pushing up home prices.<\/p>\n<\/blockquote>\n<p>In real estate, there is a simple guideline that often applies here. Essentially, when there is less than a 6-month supply of inventory available, we are in a seller\u2019s market and we will see greater appreciation. Between a 6 to 7-month supply is a neutral market, where prices will increase at the rate of inflation. More than a 7-month supply means we are in a buyer\u2019s market and can expect depreciation in home values (see below):<\/p>\n<p><a href=\"http:\/\/skyrisere.com\/listings\/wp-content\/uploads\/2019\/10\/RealEstateMarketInventory.jpg\"><img fetchpriority=\"high\" decoding=\"async\" data-id=\"3084\"  src=\"http:\/\/skyrisere.com\/listings\/wp-content\/uploads\/2019\/10\/RealEstateMarketInventory.jpg\" alt=\"Inventory\" width=\"1280\" height=\"960\" class=\"aligncenter size-full wp-image-3084\" srcset=\"https:\/\/skyrisere.com\/listings\/wp-content\/uploads\/2019\/10\/RealEstateMarketInventory.jpg 1280w, https:\/\/skyrisere.com\/listings\/wp-content\/uploads\/2019\/10\/RealEstateMarketInventory-300x225.jpg 300w, https:\/\/skyrisere.com\/listings\/wp-content\/uploads\/2019\/10\/RealEstateMarketInventory-768x576.jpg 768w, https:\/\/skyrisere.com\/listings\/wp-content\/uploads\/2019\/10\/RealEstateMarketInventory-1024x768.jpg 1024w\" sizes=\"(max-width: 1280px) 100vw, 1280px\" \/><\/a><\/p>\n<p>As we mentioned before, there is currently a 4.1-month supply of homes on the market, and houses are going under contract fast. The Existing Home Sales Report also shows that 49% of properties were on the market for less than a month when they were sold. In August, properties sold nationally were typically on the market for 31 days.
